Two office floors at Springleaf Tower up for sale

TWO office floors - levels eight and nine - at Springleaf Tower have been put up for sale with a guide price of S$2,500 per square foot on strata area, said exclusive marketing agent CBRE on Wednesday.
With a strata floor area of 10,333 square feet each, each of the two floors has a guide price of S$25.8 million and are to be sold either individually or collectively, CBRE said.
The sale will be conducted through an expression of interest exercise that will close on Aug 25 at 3pm.
The 37-storey Grade A office building, located at 3 Anson Road, has a 99-year leasehold tenure, with effect from 1996, and is zoned for commercial use.
Both locals and foreigners are eligible to purchase the office space, CBRE said.
As Springleaf Tower is tightly held by a few owners, it is relatively uncommon for office space within the building to be put up for sale, noted Michael Tay, head of capital markets, Singapore at CBRE.
"Against the backdrop of a tight Grade A central business district office supply, we are optimistic that the offering will strongly appeal to investors with a mid- to long-term investment view to capitalise on the potential increasing rents and capital values," he added.
